We are Making Space for new homes at Morehead Park
​Since 2020, we have been creating space for new homes when space becomes available.  You can select your own home from a local dealer or buy one that has already been put in place. Continue to check this site for updates on additional new homes as they become available.  
Call and/or come and visit. Vacant lots and homes are available on a first come, first served basis and can be reserved with credit qualification and a deposit. 
As of June 2024, the median price of conventionally built homes in Tracy is now $830,000 (Rocket Homes) and $917,500 according to Realtor.com.  You can purchase a brand new 2 bedroom, 2 bath model home in the Park  for around $150,000 to $200,000.*

Purchasers of homes once qualified by the Park, will pay lot rent of between $775 and $850/mo, not including  $60/mo for water and garbage. Gas and electric are billed based on actual usage by PG&E. Each site is provided with 100 amp service allowing for central air conditioning.

Morehead Park​ is an all-age manufactured home community situated within one of the most dynamic transportation hubs in California.  The Park is located within the "Tracy Transportation Triangle", a triangle of highways I-5, 205 and 580.  Access to the San Francisco Bay Area, Sacramento, Stockton and Southern California pass through the triangle.

​New businesses and jobs and  are surging due to construction and staffing of major distribution centers including Fedex (660,000 sq.ft.), Medline Industries (1 million sq.ft) and Amazon (1 million sq.ft) and another 1 million sq.ft under construction on the western edge of Tracy. ​​ We are practically across the street from Amazon's major Tracy distribution center, are a short drive to Livermore BART and about 1 hour drive to Oakland.
